How long does it take to find tenants?
Our goal is to find suitable tenants as soon as possible. In order to do this, we use various advertising platforms.
How do the application fees work?
Tenants need to pay the application fee. We use this fee to enable credit checks and tenant screening.
What is the process of determining my property's rent?
We'll use practical tools and result-oriented strategies to determine the proper rent. Among other practices, we conduct deep research and market comparisons. All the gathered knowledge allows us to create highly competitive rent prices.
How do you collect the rent?
We primarily use online payment tenant portal.
I prefer direct deposits. Is it possible?
Yes, we can agree to make direct deposits to your preferred bank account.
Do you screen tenants?
Yes, we screen all the prospective tenants. The screening process covers criminal history, credit checks, and employment verification. Our vetting process lowers the risk of admitting problematic tenants.
Can I keep my current insurance?
Please check with your current insurance provider and coverage. Before starting to manage, we need a copy of your recent proof of insurance. Note, property owner insurance does not cover a tenants' personal belongings. Therefore, our renters need to also carry rental insurance. This allows emergency issues to be resolved more efficiently.
What does my tenant have to do before the move-in?
First tenants view the property and apply with a $75 application fee for tenant screening. After successfully passing the tenant screening the full lease agreement is provided for the tenant to read through and agree with all the terms. Tenants need to provide proof of renters insurance prior to move-in date. On the move-in day tenants provide the full security deposit in exchange for the keys.
How will my tenant be cleared from their lease?
When your tenant moves out, we inspect the property's condition thoroughly with a move-out walk-through. If there are no damages found, tenant security deposits are returned.
What kind of inspections do you conduct?
We do move-in and move-out inspections of the rental units. We also have regularly scheduled property checks to ensure the exterior of your property remains in good condition.
How are the utilities organized?
All the owner's utilities stay attached to the property LLC or owner name. These utilities get submitted to the office for payment. You will see these accounted for in our online portal via Appfolio. Any utilities that a tenant is responsible for, as outlined in their lease, must be placed in their name at the time of move-in.
What if my tenant doesn't pay rent on time?
Our lease agreements contain strict rules about rent payment delays and failures. Tenants have to quickly pay the late fees after receiving the notice. Continuing payment default results in eviction.
What's the policy for property damage?
We will repair all damage using our licensed and professional partners. Before the repairs begin, we'll inform you about the details with repair quotes or estimates as dictated by the amount of damage. After receiving your approval to proceed with repairs and the cost incurred, we schedule and manage the repair process. All maintenance and unexpected repairs are done using high-quality vendors at their best price.
Which reports can I access?
You are able to access a multitude of reports when you use our owner portal. These reports include regular statements for income and expenses all available 24/7 online.
Is it a good idea to welcome pets or smokers?
When it comes to pets, you should keep in mind that being too strict could cost you a considerable amount of prospects. However, pets do need to be well managed and groomed in order to minimize various types of property damage.
We discourage smoking in rental properties due to the potential fire hazards in multifamily housing. If we find evidence of smoking, then tenants are required to pay relevant damages and risk forfeiting their security deposit.
Does hiring a property manager lead to loss of all control?
Quite the opposite. Having property management means that you now have direct oversight of your property and can manage decisions without the time and hassle of personally executing each task.
